Understanding Water Damage and Homeowners Insurance

How to Understand Your Insurance Water Damage Claim

Water damage is a common issue that many  homeowners experience.  With estimates that about 1 in 60 homes will file a water damage claim each year. There are many reasons that cause water damage in a home like such as,  due to a burst pipe, a failed washing machine hose, or a leaking roof, it’s important to know if your homeowner's insurance covers the damages. Here’s what you should know about insurance in seven common water damage scenarios:

  1. Leaking Pipes                                      One of the most common causes of water damage in homes is leaky pipes. As pipes age, they can develop cracks or holes, resulting in leaks that may go unnoticed for weeks or months. This can lead to significant damage to walls, floors, and ceilings. Leaks in crawl spaces can also create excess moisture, resulting in musty odors, pests, and wood rot. To prevent this, regularly inspect your pipes for signs of leaks and address any issues promptly.
  2. Frozen Pipe Burst

In extremely low temperatures, pipes can freeze and burst, leading to water leaks in your home. Most homeowners insurance policies cover the resulting damage unless negligence is involved—such as leaving your home unoccupied without heat.

  3. Backyard Pool Leak Affects Lawn and Basement
Typically, swimming pool leaks are not covered by homeowners insurance unless caused by an external factor, like a fallen tree. While damage to your basement and personal property is generally covered, damage to your lawn usually is not.

  4. Washing Machine Overflow
Water damage from appliances is often covered if the leak is sudden or accidental. However, if the washing machine overflow is due to lack of maintenance, coverage may be denied. Regularly inspect water supply hoses and replace any frayed ones to prevent issues.

  5. Sewer Backup
Standard homeowners insurance does not cover sewer backups. However, you can purchase additional endorsements for sewer and drain coverage. Here are some suggestions on how to prevent sewer backup.

  6. Flooding from Natural Disasters
Flood damage is typically not covered by standard homeowners policies. Floods can result from storms, overflowing rivers, or saturated ground. To insure against water damage from natural disasters, you need to obtain a separate flood insurance policy. Learn more at The National Flood Insurance Program.

  7. Water Seepage Beneath the Home Foundation
Water seeping into the basement from beneath the home is not covered by homeowners insurance, as this type of damage is considered a maintenance issue rather than sudden or accidental.

  8. Roof Leaks During Rainstorms
If the roof was poorly maintained prior to the leak, damage may not be covered. However, water damage to personal belongings is usually covered, depending on your specific policy.

Understanding Pipe Bursts in Mobile, AL: Causes, Cleanup, and Solutions

Understanding Pipe Bursts in Mobile, AL: Causes, Cleanup, and Solutions

Pipe bursts can cause significant damage to homes in Mobile, AL, and the surrounding areas of Saraland, Semmes, and Grand Bay. Understanding the causes of these incidents and knowing how to respond effectively can help homeowners mitigate damage and restore their properties.

Common Causes of Pipe Bursts

Several factors can lead to a pipe bursting in your home:

  • Freezing Temperatures: While uncommon, freezing conditions can occur in Mobile. Water expands when it freezes, increasing pressure in pipes and potentially causing them to burst.

  • Aging Pipes: Older plumbing systems can become brittle over time, making them more susceptible to rupture.

  • Clogs: Blockages from debris or mineral buildup can create excessive pressure within pipes, leading to bursts if not addressed.

  • Excess Water Pressure: Pipes are designed to handle specific pressure levels. Surpassing these limits, often due to water supply issues, can lead to failures.

  • External Pressure: Soil movement or shifting can place undue stress on underground pipes, increasing the risk of ruptures.

  • Improper Installation: Pipes installed incorrectly can have weak points that make them more likely to burst.

DIY Cleanup Tips

If you experience a pipe burst, here are some initial steps to take:

  1. Shut Off the Water Supply: Locate the main water shut-off valve and turn it off to prevent further flooding.

  2. Remove Excess Water: Use mops, towels, or a wet/dry vacuum to remove standing water.

  3. Dry the Area: Open windows and use fans to circulate air, helping to dry out wet areas.

  4. Inspect for Damage: Check walls, flooring, and belongings for damage. Take photos for insurance claims if needed.

  5. Sanitize the Area: Use a mixture of water and mild detergent to clean surfaces affected by water to prevent mold growth.

When to Call SERVPRO of Mobile County

While DIY cleanup can help manage small incidents, certain situations require professional assistance:

  • Extensive Water Damage: If the water damage is significant or you can’t remove all the water, it’s time to call in professionals.

  • Structural Concerns: If you notice warping, sagging, or signs of structural damage, a professional assessment is crucial.

  • Mold Growth: If mold appears or if you suspect mold due to prolonged water exposure, it’s essential to seek help immediately.

  • Complicated Repairs: If the burst pipe is difficult to access or requires specialized equipment, professionals can handle it safely and efficiently.

Ensuring Adequate Coverage: Protecting Your Home Against the Unexpected

7/18/2024 (Permalink)

Home Insurance Policy Mobile, AL It is never too late to review your homeowner’s insurance policy and make necessary adjustments.

Understanding your policy and ensuring you have adequate coverage can make a significant difference when disaster strikes.

When it comes to homeowner’s insurance, it’s essential to know exactly what is and isn’t covered by your policy. Many homeowners assume they are fully protected against all types of damage, only to find out there are significant gaps in their coverage. One of the most common areas where coverage can be lacking is in water damage situations.

The Importance of Flood Insurance

A critical distinction in homeowner’s insurance policies is how they handle water damage caused by flooding. Most standard policies do not cover damage from "rising water," which is typically defined as flood damage. This means if your home is flooded due to heavy rains, storm surges, or overflowing rivers, your basic homeowner’s policy may not provide coverage.

What is Covered?

It’s important to note that homeowner’s insurance generally covers water damage caused by sudden and accidental incidents within the home. For example, if a pipe bursts or if water enters your home due to a roof collapse or broken windows during a storm, these scenarios are usually covered. However, the specific terms and conditions can vary, so it’s crucial to review your policy carefully.

Planning Ahead: Why It Matters

Planning ahead by reviewing your homeowner’s insurance policy can save you from financial hardship and stress in the event of a disaster. Without adequate coverage, you could be left with hefty repair bills and the emotional toll of dealing with property damage.

If you’re unsure about what your homeowner’s policy covers, we strongly recommend reaching out to your insurance agent. Ask specific questions about your coverage for water damage, especially regarding flood insurance.

Your home is one of your most valuable assets, and protecting it with adequate homeowner’s insurance is key to safeguarding your investment. By understanding your policy, particularly its coverage for water damage and flood insurance, you can make informed decisions to protect your home and family.

At SERVPRO of Mobile County, we understand the importance of being prepared for the unexpected. In the event of water damage to your home, whether from a burst pipe or flooding, our team is here to help.

Moisture Meters Provide Greater Accuracy

9/15/2023 (Permalink)

Moisture Meter SERVPRO of Mobile County uses moisture meters to test surfaces for water.

The moisture meter isn't just a device; it's a game-changer. It enables us to assess the extent of water damage with unparalleled precision, helping us make informed decisions about the restoration process. Whether it's a burst pipe, a leaky roof, or flooding, the moisture meter provides us with real-time data that guides our actions.

When it comes to different surfaces like sheetrock and flooring, the moisture meter's versatility shines. For sheetrock, we gently press the meter against the surface, allowing it to measure the moisture content. This insight informs us if the sheetrock can be dried in place or if more invasive methods are necessary.

Flooring, on the other hand, demands specialized attention. We use non-invasive meters to scan the surface without causing damage. This method helps us understand the moisture levels beneath the surface, guiding us in making informed decisions about drying techniques and potential replacements.

Moisture meter empowers us to uncover hidden water damage, prevent mold growth, and restore your home. At SERVPRO of Mobile County, we're not just restoring properties; we're restoring peace of mind. With the moisture meter leading the charge, you can trust us to bring your space back to life, drier and safer than ever before.

The Importance of Flood Cuts in Remediation

8/14/2023 (Permalink)

Flood Cuts SERVPRO of Mobile County making flood cuts after water damage.

When water damages your home and you have water in your walls, we employ a strategic technique known as "flood cuts" to ensure thorough and effective remediation.

What are flood cuts? Flood cuts involve removing a section of drywall above the water-damaged area. While it may sound counterintuitive, this method is rooted in practicality and science. Water has a sneaky way of seeping into spaces that are not immediately visible, causing hidden structural damage and fostering mold growth. By making a flood cut, we gain access to these concealed spaces, allowing us to accurately assess the extent of the damage.

Why do we do this? Flood cuts facilitate proper airflow and ventilation during the drying process. This reduces the chances of residual moisture and mold spores lingering in inaccessible areas. By acting swiftly and making calculated flood cuts, we prevent potential long-term issues that could compromise the structural integrity of your property and the health of its occupants.

We prioritize your safety and the integrity of your property. Trust us to go beyond the surface and ensure a thorough remediation process that leaves your property truly clean, dry, and secure.

Difference Between Mitigation and Remediation

6/21/2023 (Permalink)

SERVPRO Vehicles SERVPRO of Mobile County's Vans Parked outside a mitigation job.

Mitigation and restoration are two important terms when it comes to dealing with property damage. While they are related, they have distinct differences that home and business owners should be aware of.

Mitigation

Mitigation refers to the immediate actions taken to minimize further damage and loss after an incident occurs. This can include steps like extracting water, boarding up windows, and drying out affected areas. The goal of mitigation is to prevent the damage from worsening and to create a safe environment for restoration work to take place.

Remediation

Remediation is the process of addressing and resolving the damage that has already occurred. It involves the actual repair, restoration, and cleaning of the affected areas. Remediation may include tasks like structural repairs, mold removal, smoke odor elimination, and content restoration. The goal of remediation is to restore the property to its pre-damaged condition.

In summary, mitigation focuses on preventing further damage, while remediation focuses on repairing and restoring the property after damage has occurred. Both are essential steps in the recovery process and often work together to ensure a successful restoration.

At SERVPRO of Mobile County, we specialize in both mitigation and remediation services. Our trained professionals are equipped with the expertise, equipment, and resources to effectively handle all aspects of the restoration process. From mitigating immediate damage to providing comprehensive remediation, we are here to help you navigate through any property disaster.

Believe it or not, a lot of times the most costly and significant water damage situations are those that you are not even aware are happening…

Slow dripping pipes underneath cabinets or walls, a hole in the roof allowing a leak into the attic, or a refrigerator along the wall can all cause extensive damage because they are not visible while occurring. While we know it can be difficult to catch, we want to make sure you have the knowledge of how to prevent a minor problem from becoming a major one. If not located and mitigated in a timely manner, mold may begin to grow. Here are a few warning signs of concealed water leaks:

Thanksgiving Plumbing Preparation Tips for Your Home

November is finally here, and with it comes Thanksgiving. Thanksgiving is that wonderful Thursday in November where family gathers and great food is eaten. It's a festive holiday with an abundance of family traditions from parade watching, hours of football, and traditional preparations of the Thanksgiving Feast. With all the cooking, visiting family and friend members, your plumbing will be tested to its max. Thanksgiving is the most popular US holiday for family gatherings, but did you know it is the single busiest day of the year for plumbers? In fact, plumbing problems spike by 50 percent the day after Thanksgiving — and it’s no doubt why. With all the feast preparations, shower taking and toilet needs can really put a strain on your house hold pipes. When your plumbing is clogged with food or even hair, the potential for water damage is at an all-time high. There are some Thanksgiving plumbing prep tips to help you though. Water damage isn't 100% preventable but being cautious and taking care of your plumbing are great ways to reduce your chances of water damage.

Thanksgiving Kitchen Preparation Plumbing Ideas

The kitchen is the central gathering place for preparing all the  festive delights and treats. It’s is where all the food is prepared and cleaned up afterwards. The kitchen is also where one of the biggest plumbing mistakes can happen. Garbage disposals are fantastic devices that can churn up a lot of scraps in a short amount of time, but they are also delicate and unfortunately, they can turn into a massive headache on Thanksgiving. If you use the garbage disposal as your sole means of food disposal, chances are you're going to break it.

There are a lot of foods that you should never put down the disposal, including:

  • Potatoes Peels
  • Food like celery and lettuce (stringy texture)
  • Non-edible items like grease, oil, bones, and eggshells

The garbage disposal has a hard time breaking down these types of foods, which in turn can cause an issue such as a blockage, breakage, and leak. Most people don't always use the garbage disposal correctly, leading to obstruction and potential damage. The proper way to use the garbage disposal is to:

  • Turn on the faucet, allowing the drain to fill with water before you put food into it.
  • Turn on the garbage disposal until food is gone.
  • After you turn the disposal off, let the water run for a moment longer to prevent the waste from clogging the drain.
  • Use cold tap water to not promote overheating with hot water.

Thanksgiving Bathroom Preparation Plumbing Ideas

The bathroom is one of the most frequently used rooms in your home on Thanksgiving Day. Thanksgiving is the one day of the year you're expected to overeat, which means your bathroom is overused. If your home is going to be filled with guests, make sure your stock bathrooms with easy flushable toilet paper and keep on hand fresh cotton hand towels.

Thanksgiving Plumbing Preparation Tips after the Plumbing Failure

If you took all or none of these Thanksgiving plumbing prep tips, and you've got a plumbing problem leading to a water loss, your first step should be to call a plumber to stop the water. But you also need to take care of the water itself, so your next action needs to be calling a water restoration company like SERVPRO of Mobile County.  A little bit of water can cause a lot of damage, and water damage is the second most common insurance claim filed by homeowners. If something leaked or gushed onto your floors or walls, SERVPRO of Mobile County will perform mitigation and restoration. When Will It Be Dry?

Water damage in your home is not just inconvenient, it can often completely uproot your everyday routine.  If you have severe flooding or water damage in your home, you my have to leave the property while drying and restoration takes place.

How Long will it Take?

One of the most common questions we get when we arrive on-site after a water loss is “how long will this take”?   Based upon our calculations and certain variables such as saturation levels, temperature, humidity, and materials affected, we can use the “science of drying” to give you a reasonable estimate.  One thing to keep in mind though is that every situation is different.  There is no “one size fits all” answer; however, in most cases, you can expect that most spaces can be completely dried out within five days.  Once drying is complete we can then begin the restoration process.  Depending on the severity of the damage and the restorations necessary, we will create a customized treatment plan for your unique set of circumstances.  Once the plan has been created, we can typically give you an accurate estimate of the time it will take to complete the entire job process.  It is important to keep in mind though, that there are factors outside of our control that may prolong the completion time.  This can include the responsiveness of your insurance adjuster/company and demands for emergency services in catastrophic event situations such as hurricanes or floods.  No matter how long it takes, you can rest assured that we can handle every step of the process and truly make it “Like it never even happened.”  If you experience water damage in your home or business, call the IICRC Certified experts at SERVPRO of Mobile County.  We are available 24/7 to help you get life back on track.

How to Get Rid of Mold in My House in Mobile, AL

10/7/2021 (Permalink)

Mold Growth on Carpet after a Hurricane inside a Church After Hurricane Ida there was a lack of power for several days causing mold to begin forming on all porous materials inside.

How to Get Rid of Mold in My House?

Along the Gulf Coast and in Mobile, AL the climate is humid and warm the majority of the year. With that, it is a perfect breeding ground for mold. Mold can be found from your shower tile, bathroom walls and even growing on the outside of your home. Most of the time, mold in small amounts is easy to personally treat, the big problem is when mold is found in large areas in your home or hidden behind walls. Keeping the rooms in your house, like the bathroom, dry and cool can help prevent mold from growing, but despite your best efforts, mold can still grow in unwanted places. If you find yourself with a small mold situation, there are many hacks on how to rid a small area of mold. It only takes a few steps, a little elbow work and the right ingredients to rid your small area of mold and preventing it from being a further issue.

Can I Remove the Mold Myself?

You can remove small areas of mold, but remember that mold spores can travel when disturbed. Wearing proper attire when removing mold is important, it limits your exposure by wearing protective gear.

  • Rubber Gloves-prevents mold spore spreading
  • Eye Protection-protects eyes from chemical spray

If the area of mold is larger then 2 feet by 2 feet, you could have a bigger problem.  It is best to contact a professional like SERVPRO of Mobile County to have the area inspected for hidden water leaks or other underlining issues.

How Do I Remove Mold and Stain from My Wall?

Many people think bleach is the best way to kill and remove mold on a wall. The problem with bleach is it only kills the surface mold; it doesn’t penetrate deep enough to kill to the roots. To kill beneath the surface, Bob Villa recommends using a vinegar and water mix.  Once you have properly killed the mold, it may leave a stain behind. Here is an easy treatment plan to get rid of the stain.

  • Clean the surface with detergent and water using a sponge or brush and let the surface dry completely.
  • Follow with a water and bleach solution: Mix ¾ cup of chlorine bleach to a gallon of warm water. Wearing rubber gloves, apply the water-bleach mixture to the stains with a sponge or brush.
  • Let sit five minutes, scrub, rinse, and air dry

Are there Natural Ways to Removing Mold?

If the sound of using bleach is scary, there are a few natural ways to treat small areas of mold. It may take a little longer to treat, but it is a just as affective.

  • Hydrogen peroxide: Grab a spray bottle and pour 3% solution of hydrogen peroxide into the bottle. Spray the affected area, allow it sit for 10 minutes, and then scrub the mold away.
  • Vinegar: Pour undiluted white vinegar in a clean spray bottle and spray the moldy area. Allow the area to sit for an hour, and then wipe the area clean with water and allow it to dry.

What to do if the Area of Mold is a Large Surface Area or the Mold Returns?

If the mold returns and you cannot determine the cause, it is best to contact the professionals at SERVPRO of Mobile County. Our teams have been professionally trained and certified according to the IICRC Standard Guidelines. Check out our website at SERVPRO of Mobile County for further details about our mold remediation process.

Water damage in your home is not just inconvenient, it can often completely uproot your everyday routine.  If you have severe flooding or water damage in your home, you my have to leave the property while drying and restoration takes place.  One of the most common questions, we get when we arrive on-site after a water loss is “how long will this take”?

The holiday season brings with it many opportunities for property damage.  We talk often about fire dangers from cooking and holiday decorations, but there is also a spike in water damages during this time.  As millions of Americans take to the skies and roadways travelling near and far to gather with friends and family, they leave their homes vacant.  If left unattended, even small problems can become big disasters.  There are some simple steps you can take to protect your home when you are planning on being away.

  • Clean out gutters.
  • Turn off the main water supply to your home.
  • Make sure to flush toilets to empty the bowl (if you live in an area that freezes).
  • Trim back trees and remove any dead branches.

Taking a small amount of time to follow these suggestions before you leave for the holidays could save you a headache down the road.  And remember, if you experience water damage, we are always Here to Help®.   Give us a call any time of the day or night at 251-343-0534.

Finding Hidden Water Damage in Your Mobile, AL Home or Business

9/29/2020 (Permalink)

white baseboard on grey tile floor with water seeping out Water damage that occurs in hidden spaces may go unnoticed for extended periods of time and lead to secondary damages such as mold growth.

Having water damage in your home isn’t always as dramatic as a pipe exploding with water gushing everywhere.  Sometimes the most significant and costly water damage scenarios are those that you aren’t even aware of…  A fridge next to a wall, dripping pipes underneath cabinets or walls, or roof damage in the attic can all cause extensive damage because they occur out of sight.  If you can’t see the water slowly leaking, it can go on for extended periods of time before any damage becomes noticeable.  Although it can be difficult to spot, we want you to be armed with the knowledge that could stop a small problem from becoming a huge issue.  If not pinpointed and mitigated it a timely manner, mold growth may become an issue.  Here are a few telltale warning signs of concealed water leaks:

  • Water accumulation in unusual locations.
  • Discoloration on ceilings or walls.
  • Changes in the texture in your flooring (warping, buckling, expansion or sinking).
  • Odors – mold and mildew can be a good indicator that you have a moisture problem.

If you suspect a moisture issue at your home or business, call SERVPRO of Mobile County.  Our IICRC Certified Water Restoration Technicians have the skills and equipment to quickly and easily locate any moisture issues within your home or business.

Water Damage FAQs

When water damage strikes, it can be a stressful and overwhelming situation. You want someone on-site to begin cleaning up the damage as quickly as possible.  At SERVPRO of Mobile County, we also want to begin the cleanup as quickly as possible to minimize secondary damage.  With time being of the essence, we understand that we deliver a lot of information to you in a short amount of time at the initial visit.  During the stress of the moment, it may be hard to retain all the details that are being relayed.  To minimize confusion, we have developed a document answering some of the most frequently asked questions to leave behind on each job.  This is one more step we take to ensure transparent and effective communications with each of our customers.   Some of the questions answered are:

  • Do I need to leave the equipment in place?

Yes. We understand that the equipment can be noisy and disruptive. However, shutting equipment off may lengthen the time of the drying process.

  • How long does the drying process take?

Typically, the drying process takes 3-4 days. However, drying is not an exact timeline. We dry to a predetermined goal and monitor to evaluate when the wet materials have reached their goal.

  • How often can I expect to get updates during the process?

Your JFC (Job File Coordinator) acts as your very own customer concierge. They will contact you each day via your preferred method of communication (email, text, phone call) while mitigation is taking place to give you updates and address any questions or concerns you may have. Keeping you well informed is important to creating a great customer experience for you.

At SERVPRO of Mobile County, we are constantly striving to develop tools that can help enhance the overall customer service experience.  If you have a water damage in your home, you can reach us at 251-343-0534 any time of the day or night.

Floor Drying Systems at SERVPRO in Mobile, AL

9/23/2020 (Permalink)

black mats taped to hardwood flooring with hoses run to a dehumidifier Here you can see a floor mat system set up to dry water damaged hardwoods.

Water restoration is definitely not a “one size fits all” process.  How we dry depends on a number of factors including:

  • Source of water loss. (Clean Water, Grey Water, Black Water)
  • Type and location of materials affected.
  • Time elapsed since the damage occurred.
  • Temperature and humidity levels within the structure.

If we begin mitigation right away, we can often salvage materials that have been damaged.  One such way in which we can do that is through our specialized floor drying systems.  These systems utilize mats and hoses to gently extract moisture through the surface of hardwood flooring.   Often floors that have begun to “buckle” or “cup” can be effectively salvaged using these customized setups.  At SERVPRO of Mobile County, we are dedicated to a restore versus replace mentality and have chosen to invest in systems such as these that can support that philosophy.  We also invest in ongoing education and training for all of our IICRC Certified technicians to ensure they are up to date on the latest techniques in water restoration.  If you experience water damage in your home or business, give us a call at 251-343-0534.

Protecting Your Home from Rainwater

7/28/2020 (Permalink)

If you own a home in Mobile, AL protecting your investment from wet weather should be a top priority.  As the wettest city in the United States, we see an average of 69 inches of rain each year.  From summer storms and tropical downpours to days of showers on end, it can come down in a variety of ways.  No matter how the rain makes its entrance, it always brings with it the threat of potential water damage if your home isn’t properly prepared.  Here are some tips to keep the water out and avoid water damage in your home:

  • Maintain Your Roof – Periodically inspect your roof for missing, loose or damaged shingles. Make repairs as soon as possible to protect your home and extend the life of your roof.
  • Seal Windows and Doors – Inspect windows and doors for cracks. Use a sealant to repair cracks and apply a fresh coat of caulking where siding meets the frame.  Applying a fresh coat of paint to the exterior can also further prevent moisture from entering wood.
  • Maintain Siding – Be sure to routinely check for damage to your exterior walls and inspect siding for weak spots.
  • Install Proper Drainage – It is important to not only protect your home by waterproofing the exterior, but also by proper diversion of runoff. Install proper drainage and gutter systems to keep standing/pooling water away from your home.
  • Keep Gutters Clean – Make sure to keep drainage systems free of debris to ensure that they function properly.

Taking these steps can help protect your home, however there is no foolproof method to fully prevent water damage.  From hurricanes to burst pipes, there is always a chance that you could still find yourself dealing with a water loss.  Should that ever be the case, SERVPRO of Mobile is always available 24/7 to help make it “Like it never even happened.”

Is it Flood Damage?

6/8/2020 (Permalink)

red house with water surrounding it and orange SERVPRO logo When it comes to a water loss, we are ready to help no matter the source! We are IICRC Certified and highly experienced in flood damage.

With the start of Hurricane Season here along the Gulf Coast, now is a good time to take a closer look at your insurance coverage.  It is important to have an in-depth conversation with your insurance agent regarding what is covered under wind and water exclusions to see if you may need additional riders.  When it comes to storm water, “flood damage” requires additional coverage.   At SERVPRO of Mobile County, we are often asked what the difference is between water damage and flood damage?  The answer is actually very simple.  The categorization of the water loss depends on the source of the water.  Flood damage is caused by rising waters from a natural source and typically affects multiple residences.   Often in storm situations the water may come in through roof damage; however, it is easy to make the differentiation if there is no rising water in the area.  It is best to have an in-depth discussion with an insurance professional to get more details and answers to your questions.  And remember, if you experience any type of water loss, no matter the source, SERVPRO of Mobile is always Here to Help.®

Categories of Water

4/13/2020 (Permalink)

Did you know that the way a water loss is cleaned up depends on a variety of factors?  When it comes to water damage, the mitigation process is definitely not a one size fits all kind of formula.  The first thing when evaluate when called to a water loss is the category of the water.  There are tree basic categories of water loss:

Category 1 – “Clean Water” Source of water does not contain contaminants that pose a substantial threat to humans “clean water”.  Examples include broken supply lines, tub overflows, or malfunctions of water lines leading to certain appliance such as an ice maker line.

Category 2 – “Grey Water” Refers to water that contains a significant amount of chemical, biological or physical contaminants.  Examples include toilet overflow (urine only), sump pump failures and overflows from dishwashers or washing machines.

Category 3 – “Black Water” Extremely unsanitary containing harmful bacteria and possible disease-causing agents.  This includes sewage backup, toilet overflows containing feces, rising flood waters from rivers, streams or seawater.

The approach for cleaning each category of water is dramatically different.  When dealing with category 2 and 3 water losses it is imperative that we follow strict protocols to protect the health of our employees and customers.  At SERVPRO of Mobile County, we follow all IICRC and OSHA standards to ensure the safety of everyone involved.  If you experience a water damage in your home or office, call us at 251-343-0534.  We are available 24/7!

  • Mold damage can cause more than half a trillion dollars per year.

Rising Water Bill?

6/5/2019 (Permalink)

Have you noticed a change in your water bill?  It could be a slow climb or a sudden increase, but either way it may be an indicator that you have a water leak.  One of the most common reasons for a large water loss is a hidden leak in pipes that may be concealed by walls, flooring or cabinets.  If you notice a change in your water bill, you may want to take a closer look around your home for signs of hidden water leaks.  Some things to look for are discoloration, bubbling or flaking paint, damp carpets, buckling or cupping wooden floors or a must smell.  If the water leak has been going on for an extending period of time, you may already have mold which can result in a musty, “off” smell.  The only way to detect the exact source is to use a moisture meter or cutting drywall.  If you experience a water damage give SERVPRO of Mobile County a call and we can make it “Like it never even happened.”

Most consumers don’t understand the science of drying that is involved in water restoration.  To many it is simply like magic.  Their home is wet, the SERVPRO of Mobile County cavalry comes to the rescue in their green vans and it is dry.  Damage seems to magically disappear, but the truth is much more involved than industry outsiders may realize.  When you experience a water loss and call SERVPRO of Mobile County, the first thing we do upon arriving on the scene is to evaluate the situation.  Utilizing exclusive DryBook Mobile technology, we key a variety of variables in to our tablets and formulate a customized plan of action based upon each customers’ unique situation.  There are a multitude of factors that affect how we formulate our plan of attack.  First, what category of water is involved?  Clean water from a supply line, for example is handled completely differently than a sewage backup.  The location of the affected areas and the materials involved contribute to the level of remediation versus replacement.  The time of year, humidity levels and length of time the water sat also play a role in drying times.  All of our first responders are Certified Water Restoration technicians who have extensive training in evaluating all of these variables to give our clients the best results. It may look like magic but it’s actually the science that makes SERVPRO the leader in the industry.

Can you Spot Water Damage?

In general, a house is one of the biggest investments you will make in your lifetime. In order to protect that investment, you should vigilantly look out for household problems and address them before they worsen.

One such dreaded homeowner issue is water damage. If left unattended, residential water damage can detrimentally impact the structure or spawn other complications, including mold that poses a health risk to inhabitants. Here are several methods for detecting water damage within your house.

1. Check the Floors
No matter what kind of flooring you have, it will manifest signs of water damage. For tile and wood, look for cracked, buckling or warped flooring. When it comes to carpet, be wary of damp spots, gradual rises, soft spots or the smell of mold and dampness.

2. Look for Stains
Water stains on the floor around the bathtub, toilet or sink, as well as stains on ceilings and walls, are some of the most obvious signs of water damage. Unusual stains could indicate there is a leaky pipe or drain inside the wall. Cracks in the drywall or areas that appear swollen and are soft to touch also may signify trouble. Peeling paint is another sign of loose water within wall spaces. As the drywall gets saturated, paint can lose adhesion.

3. Inspect Outside
Observe the exterior of your house. What you want to look for are pools of standing water that can indicate poor drainage in the yard, gutter spouts that aren’t transporting water far enough from the house or leaky rain gutters. Any of those issues could threaten the foundation of your house. Additionally, common signs of water damage on the roof may include pools of water; cracked, curled or missing shingles; or broken flashing.

4. Watch for Rust and Mold
Inspect your water heater and check for rust on the tank or damp spots on the floor. A rusted tank could indicate a slow leak. Additionally, corrosion around pipe connections could be caused by water seepage. Visual signs of active mold growth mean moisture is contacting microscopic mold spores, often in the nooks and crannies of your home. Finally, don’t rely solely on sight. When water stagnates, mold and bacteria can grow, producing a musty, unpleasant smell.
